Global Brands in Georgia’s Real Estate and Hospitality Sector

Georgia’s real estate and hospitality sectors are entering a new phase of development, marked by the active expansion of globally recognized developers and brands.

New high-rises are reshaping the skylines of major cities, urban landscapes are being transformed, and resort areas are seeing the emergence of new leisure and entertainment districts. These trends go far beyond visual change: they are reshaping patterns of capital inflows, tourism, business activity and, more broadly, lifestyle.

Global brands such as Marriott, Hilton, Radisson Blu, Holiday Inn, Mercure, ibis, Wyndham, Best Western and others have been operating successfully for many years in various Georgian cities. More recently, a new wave of international names has appeared on the market in the form of Emaar / Eagle Hills and Tonino Lamborghini.

The entry of major international hotel chains and real estate developers into the Georgian market has introduced new standards of quality, design and service. Branded hotels and mixed-use complexes are setting ever higher benchmarks in architecture, urban planning, comfort and customer care. The focus is no longer solely on sales: growing emphasis is placed on integrating projects into the surrounding landscape, on greenery, and on distinctive, aesthetic design. At the same time, the active presence of well-known brands in Georgia increasingly serves as a positive signal for foreign investors. Global brands do not enter markets by chance – they commit to locations where they perceive long-term stability, growth potential and a clear value proposition.

The arrival of globally recognized brands in Georgia’s real estate market began in earnest in the 2000s and continues today. This article highlights some of the key brands that currently operate in Georgia and contribute to the development of the market. The list is not exhaustive, as this is a dynamic and constantly evolving sector.

Hotels

Marriott Group

Marriott Group has an impressive footprint in Georgia. Marriott International operates popular brands such as Sheraton, Moxy and Courtyard. In practical terms, this portfolio includes Tbilisi Marriott Hotel, Sheraton Grand Tbilisi Metechi Palace, Moxy Tbilisi i, Sheraton Batumi Hotel, and Courtyard by Marriott in both Tbilisi and Batumi. The group also encompasses Paragraph Resort & Spa Shekvetili, Autograph Collection, as well as Le Méridien Batumi. In addition, on the shores of Lake Sioni, the company Archi is currently developing an upscale leisure complex, Le Méridien Sioni Resort & Spa.

The Paragraph Tbilisi Hotel is also part of Marriott International’s “The Luxury Collection”. Tbilisi Marriott, Courtyard by Marriott and Moxy Tbilisi Hotel are projects developed by GMT Group.

Marriott Executive Apartments is partnering with VR HOLDING, which is constructing the VR VAKE SKYVIEW tower in the Vake, Tbilisi. The five-star serviced apartments under the Marriott Executive Apartments brand will be designed for long-term stays.

Radisson Hotel Group

Radisson Hotel Group operates Radisson Blu Iveria Hotel in Tbilisi, Radisson Blu Hotel in Batumi, Tsinandali Estate, A Radisson Collection Hotel in Tsinandali, and Radisson RED in Tbilisi. In addition, a Radisson Blu Hotel will be part of the hotel complex at Central Park Towers in Tbilisi, a development that is set to bring together several leading international brands of global standing.

Hilton

The American full-service hotel and resort brand Hilton is represented in Georgia by Hilton Batumi in Batumi, as well as by Hilton Garden Inn-branded properties in Tbilisi.

IHG – InterContinental Hotels Group

The British hotel group IHG – InterContinental Hotels Group – operates Holiday Inn hotels in Tbilisi and Telavi, as well as Crowne Plaza in Borjomi.

Accor Group

Under the umbrella of the French Accor Group, several hotels either operate or are under development in Georgia, including Mercure Tbilisi Old Town, Mercure Tbilisi Philharmonic, ibis Styles Tbilisi Center, ibis Budget Tbilisi, Swissôtel Tbilisi, Pullman Tbilisi Axis Towers and Novotel Tbilisi Center. Some of these properties are already welcoming guests, while others remain in the development pipeline.

Wyndham Hotels & Resorts

The American company Wyndham Hotels & Resorts is represented in Batumi by Ramada Plaza by Wyndham Batumi, and in Tbilisi by Wyndham Grand Tbilisi and Ramada by Wyndham Tbilisi Old City.

Best Western Hotels & Resorts

This brand is represented by Best Western Kutaisi in Kutaisi and Best Western Plus Batumi in Batumi.

Rixos

A hotel under the Turkish Rixos chain opened in Likani in 2015. Subsequently, the property was taken over by Georgian management and now operates under the name Borjomi Likani Health & Spa Centre.

International Developers and Real Estate Investors

A number of international development and investment companies are active in Georgia’s real estate sector, and their number is steadily increasing.

Emaar Properties & Eagle Hills (UAE)

The real estate giant Emaar Properties, founded in Dubai around 30 years ago, has recently entered the Georgian market together with Eagle Hills. Large-scale projects are planned in Tbilisi and Gonio. The Tbilisi Waterfront and Gonio Yachts & Marina developments envisage a total investment of USD 6.5 billion. The projects include hotels, apartments, luxury villas and public spaces. Kedaro Group is already cooperating with Emaar / Eagle Hills on these initiatives.

Hualing Group (China)

The Chinese private conglomerate Hualing Group is one of the first large-scale foreign real estate investors in Georgia. Its flagship project is located near Tbilisi Sea.

Tonino Lamborghini (Italy)

Recently, it was announced that Georgian development company FK Development has formalized a partnership with the Italian brand Tonino Lamborghini. The high-rise planned on Batumi Island will be branded as Tonino Lamborghini Tower Batumi. In June of this year, Kedaro Group and FK Development signed a cooperation agreement under which Kedaro joined the project’s sales.

Mira Development

The major Dubai-based development company Mira Development is entering Tbilisi with a premium project. The company plans to implement the Mira Verde development near Tbilisi. The project is planned to include, in a single location, luxury villas alongside a school, a university and a football club. Kedaro Group is already actively cooperating with Mira Development.

Georgian development companies actively collaborate with international brands. For example, Alliance Group partners with Marriott International and Wyndham Hotels & Resorts, while Silk Road Group cooperates with Radisson.

The presence of well-known real estate developers and international hotel chains in Georgia is not limited to isolated high-end projects; it also shapes the country’s overall international image. Mixed-use complexes transform geographically attractive locations into investable assets. They introduce international standards in construction quality, comfort and service. At the same time, cooperation with global brands entails significant responsibility for local companies.

It should also be emphasized that attracting famous brands into the country is not an end in itself. The key objective is to integrate them into the local ecosystem in a balanced way, so that the benefits are shared by investors and developers on the one hand, and by local small and medium-sized businesses and the wider community on the other.
