According to Colliers Georgia, in January 2026, in Tbilisi the number of transactions of residential flats amounted to 2,923 units, reflecting 1.4% YoY increase. Market size increased by 11.7% standing at USD 232 millions.

As reported in Colliers Georgia’s January 2026 market review, in January 2026, the number of transactions in new projects in Tbilisi increased by 1.4% compared to January of the previous year. The growth was primarily driven by the secondary market for new flats, which recorded a 8% increase. On the other hand, the number of transactions in the primary market for newly built flats decreased by 2.3%. Meanwhile, transactions in old projects increased by 1.4%.

A 1.4% increase indicates that the market is not in a phase of rapid expansion. Moreover, the growth is primarily driven by the secondary market, suggesting that buyers continue to favor completed projects. At the same time, the 1.4% increase in transactions involving older projects implies that the market remains largely oriented toward newly built residential units.

As of January 2026 the weighted average price of newly-built flats in Tbilisi has increased by 10.4% in the suburbs compared to January 2025, 12.5% growth was observed in the city centre, while in the wide centre 20% increase was witnessed. In the wide centre, the primary market for newly built flats recorded a 19.2% increase in prices, driven by the delayed registration of transactions by developers. On the secondary market of the wide centre, a 1.2% increase was recorded. meanwhile weighted average price of the primary transactions citywide recorded 11.1% growth. On the secondary market, the weighted average price rose by 5.3% citywide.

Based on data published by Colliers Georgia, As of January 2025, the number of transactions of residential flats in Batumi has increased by 25.3% to 1,293 units. The market size has increased by 36.3% standing at USD 77 millions.

Colliers Georgia’s latest market report says that, in January 2026 the weighted average price of newly-built flats in Batumi increased by 15.9% equaling USD 1,316 per sq m. On the primary market the weighted average price increased by 18%, while on the secondary market 15% growth was observed. Note: some primary transactions are registered late, resulting in a price growth trend that does not reflect reality.

In January 2026, the number of transactions of newly-built flats in Batumi has increased by 27.6% year over year, while transactions of older flats stayed the same. The number of transactions on the primary market of newly built flats increased by 55.6%, mainly due to bulk registrations of transactions by developers across several projects. while the secondary market recorded only a 3.7% increase. It should be noted that, in the secondary market, the number of Georgian buyers decreased and was lower than the number of foreign buyers.

The January 2026 data indicate that the real estate markets in Georgia’s two principal urban centers are currently in different phases of development: Tbilisi is in a stable price-growth phase, where demand is concentrated in relatively lower-risk segments, while Batumi is in an accelerated growth stage, characterized by rising primary market activity and an increasing share of foreign investment.

It is also noteworthy that in Tbilisi, compared to the previous year, the number of transactions increased by only 1.4%, whereas the overall market volume grew by 11.7%. This may suggest a significant increase in the average transaction value, reflecting price appreciation and potentially a growing concentration in higher-end residential segments.
