According to the Georgia’s National Statistics Office, over one year, green frame apartments increased by GEL 107, white frame by GEL 18, and black frame by GEL 86.

Black frame – GEL 3,322
A year earlier, in Q1 2025, prices were:
Green frame – GEL 4,288
White frame – GEL 3,582
Black frame – GEL 3,236
According to the report, in the first quarter of 2026, the median price per square meter of newly built (completed) residential properties varied across Tbilisi districts.
In the flats segment, the most expensive districts were Mtatsminda, Vake, and Krtsanisi, while in the detached houses segment, the highest prices were also recorded in Mtatsminda, Vake, and Didube. More affordable prices were found in Gldani, Samgori, and Nadzaladevi.

In Q1 2026, residential property prices in Tbilisi continued to rise, according to Georgia’s National Statistics Office.
The Residential Property Price Index (RPPI) increased by 1.8% compared to the previous quarter, while annual growth reached 3.0%. Compared to the 2020 average, residential property prices are now 62.3% higher.
The RPPI covers only Tbilisi and reflects the market for new residential real estate, including both flats and detached houses.
In the first quarter of 2026, prices increased in both residential segments compared to the previous quarter — flats rose by 2.0%, while detached houses recorded a 1.1% increase.
On an annual basis, compared to the first quarter of 2025, prices also grew across both segments: flats increased by 3.3%, and detached houses by 1.8%.
A comparison of the RPPI and the Consumer Price Index (CPI) shows that in recent years, residential property prices in Tbilisi have been rising faster than overall inflation, meaning real estate values are increasing at a quicker pace.
